Down Payment Assistance and Lending

We can provide opportunities for you to access thousands of dollars in assistance, and we want to do exactly that. Down Payment Assistance Programs

Living in California, one of the biggest barriers to becoming a homeowner is having the finances to afford a down payment. Our Lending team will work with you to access as much down payment assistance and closing cost assistance as you can qualify for! Through assistance programs like WISH, CALHOME and Hope to Home, we’ve funded more than $11.9 million in down payment assistance for low- and moderate- income homebuyers. Our programs can help households earning as much as:

  • $248,000 for Ventura County

  • $174,000 for Kern County

  • $194,000 for Los Angeles County

  • The City of Camarillo Program is designed to help local working households purchasing in Camarillo achieve their dream of homeownership. With up to $50,000 in the form of a ten (10) year deferred loan, low-and moderate-income first-time homebuyers can receive the financial support they need to make their homeownership dreams a reality. These funds can be combined with VCCDC's other programs to maximize purchasing power.

  • The From Here Forward Deferred Loan Program, made possible with funds from the California Department of Housing and Community Development (HCD) NOW OFFERS UP TO $200,000 (previously $100K) in home buying assistance for low-to moderate-income borrowers who were physically or economically displaced by the Thomas Fire or Woolsey Fire in Ventura County including borrowers whose rent increased or who were forced to move due to a rent increase between January 2018 - December 2019.

  • VCCDC's Hope to Home - Bakersfield deferred loan program, in partnership with the City of Bakersfield, can make your dream of homeownership in Bakersfield possible! Low-income households earning up to the 80% Area Median Income (AMI) can get up to $40,000 in assistance towards the purchase of their own home. Plus, these funds can be combined with VCCDC's other programs to maximize purchasing power.


  • VCCDC's Hope to Home - Ventura County deferred loan program, in partnership with the County of Ventura, can make your dream of homeownership in Ventura County possible! Low-income households earning up to the 80% Area Median Income (AMI) can access up to $38,000 in assistance towards the purchase of their own home. Plus, these funds can be combined with VCCDC's other programs to maximize purchasing power. This program is designed for purchases in or residents of unincorporated and Entitlement Areas of Ventura County (Port Hueneme, Santa Paula, Fillmore, Ojai or Moorpark).

  • VCCDC, in collaboration with the City of Oxnard, brings you the newly designed down payment assistance program for low-income households purchasing their first home in Oxnard. Eligible and qualified low-income homebuyers earning up to 80% of the Area Median Income (AMI) can access up to $25,000 in the form of a FORGIVABLE grant, forgiven after 10 years. Plus when combined with our other programs you can maximize your purchasing power.

  • VCCDC’s CalHome Deferred loan program made possible with funding from California Department of Housing and Community Development offers up to $40,000 in the form of a 30-year deferred loan for low-income households earning up to 80% of the Area Median Income (AMI).

    VCCDC’s  Workforce Initiative Subsidy for Homeownership (WISH) made possible with funding from the Federal Home Loan Bank of San Francisco is matching grant program designed to assist low-income households earning up to 80% of the Area Median Income (AMI) with a 4-to-1 matching grants of up to $29,000. The total grant is forgivable after 5 years (20% each year)!

    You can combine these with other programs to maximize your purchasing power.

  • The MyHome Assistance Program and CalPlus with Zip from CalHFA are 30 year deferred payment, simple interest rate subordinate loans that may only be used with a CalHFA first mortgage. This loan programs are designed for low- to moderate- income first-time homebuyers and provide 3% to 3.5% for MyHome and 2% - 3% for CalPlus with Zip towards down payment and/or closing costs. CalHFA allows qualified homebuyers to layer other down payment assistance loans or grants to maximize affordability. Households must meet CalHFA’s income limits for the county they are purchasing in.

Affordable unit projects offer opportunities for low-income buyers to purchase affordable deed-restricted units. Income, credit, employment history, down payment, and other requirements and restrictions will apply. We can provide you with access to affordable homes through our partnerships with municipalities and developers.
