HUD Income Limits Increased!
Great news, the U.S. Department of Housing and Urban Development (HUD) has just increased the Area Median Income (AMI) limits used by federally funded homebuying assistance programs. This update means that more individuals and families can qualify with higher income thresholds for eligibility. Income limits vary by county and household size.
WISH Program is Back!
We’re excited to announce that the WISH (Workforce Initiative Subsidy for Homeownership) Program is back for 2025! Qualified first-time homebuyers earning at or below 80% AMI may be eligible to receive up to $32,099 in matching funds to help with their down payment or closing costs. Income limits have increased in 2025. This program is available in the counties that we serve which include Ventura, Santa Barbara, Kern and Los Angeles.
Hope to Home - Oxnard - ASSISTANCE INCREASED!
In partnership with the City of Oxnard, VCCDC now offers up to $40,000 in down payment assistance through a 10-year forgivable loan. Designed to support low-income households who live in and are purchasing a home in Oxnard, the program is available to those earning at or below 80% AMI for Ventura County - for example, a family of four earning up to $119,750/year.
Hope to Home - Bakersfield - MAXIMUM PURCHASE PRICE INCREASED!
In partnership with the City of Bakersfield, VCCDC offers up to $40,000 in down payment assistance to support low-income households earning at or below 80% AMI for Kern County - for example, a family of four earning up to $75,100/year. With a new maximum purchase price of $371,000, this program features a 30-year deferred loan with 2% deferred annual interest, making it a powerful tool for first-time homebuyers.
Hope to Home - Ventura County
VCCDC has partnered with the County of Ventura to provide low-income families at or below 80% AMI for Ventura County, with up to $38,000 in down payment assistance! The Hope to Home Ventura County Loan Program has a 0% annual deferred interest and is forgivable after 5 years. If you live in an Entitlement City in Ventura County (Fillmore, Moorpark, Ojai, Port Hueneme, Santa Paula, or Unincorporated Ventura County), you can use these funds to purchase an eligible home anywhere within Ventura County. If you live in Camarillo, Oxnard, Thousand Oaks, Ventura, or Simi Valley, you can use these funds to purchase a home in one of the mentioned Entitlement Cities or Unincorporated Ventura County.
Programs for Moderate Income Buyers
Think you earn too much to qualify for homebuyer assistance? Think again! VCCDC offers a range of programs to help moderate-income households achieve homeownership. For instance, the State of California CalHFA homebuying programs feature higher income limits and are not based on household size - for example a household earning less than $248,000/year can potentially qualify. This program is available in the counties that we serve which include Ventura, Santa Barbara, Kern and Los Angeles. Check out the income limits here.
Additionally, VCCDC's Building Dreams Home Shared Appreciation Loan Program is designed to make homeownership more affordable to low- and moderate-income households earning at or below 120% AMI in Ventura and Kern Counties. The program offers up to 7.5% of the sales price or $50,000, whichever is less.
